Plumber tracing concealed pipework inside an opened wall

We find the leak before we open the wall

Acoustic listening, thermal imaging and tracer gas mean we can locate a hidden leak to within centimetres — so the repair is a patch, not a demolition.

How we find it

Guesswork on a hidden leak is expensive: every wrong hole is a repair, a plasterer and a painter. We use the method that suits the pipework and the building.

  • Acoustic correlation — listening for the pressure escape on buried or embedded pipe
  • Thermal imaging — mapping heat signatures under screed, tiles and timber floors
  • Tracer gas — for slow leaks and pipework that is too deep or too quiet to hear
  • Moisture mapping — establishing whether the damp you can see is the leak or just where it ends up

Common hidden leaks we get called to

  • Underfloor heating loops, particularly in extensions built onto older houses
  • Mains supply between the boundary stopcock and the house
  • Concealed shower valves and behind-wall cisterns
  • Central heating pipework buried in screed
  • Waste pipes inside stud walls above a ceiling that has started to stain

Then we repair it

Common questions

Questions we get asked a lot

Will my insurance cover this?

Many Irish home policies include trace-and-access cover for exactly this. We issue a written report with images and locations that insurers accept — ask us for it when you book.

How do I know I have a hidden leak?

Water pressure that has dropped, a meter that ticks over with everything off, a warm patch on a cold floor, an unexplained rise in your bill, or a stain that keeps coming back after painting.

Do you have to lift the whole floor?

Almost never. That is the point of detecting first — we usually open a single access point of 30cm or so.

How quickly can you come out?

Standard surveys are typically within 48 hours. If water is actively running, call the emergency line and we will get someone to you today.
